How does it work?

1. Introduction, screening, and tenant profile

Good preparation increases the chances of success. That is why we start by assessing your personal situation and reviewing your documentation before we get to work for you.

Please note: Given the scarcity in the current market, we can only provide assistance for properties with a minimum monthly rent of €2,000 and a demonstrable income of 3x the monthly rent.

We kindly request you to provide:

  • A brief profile description;

  • Income details;

  • An employer’s statement or employment contract (if applicable);

  • A copy of a valid ID;

  • Any additional documents relevant to your application.

Based on this information, we will work with you to compile a complete and professional tenant profile.

When securing a rental property, we understand that you are sharing personal documents with us. We handle your data with the utmost care and confidentiality. All submitted documents are securely stored and processed in compliance with GDPR guidelines.

Personal introduction letter

We advise every house hunter to prepare a personal introduction letter, preferably including a neat photograph. In this letter, you can describe:

  • Who you are;

  • Your current profession/employment;

  • Your reason for moving;

  • Your family/household situation;

  • Why you are interested in the property.

Landlords often make a shortlist from multiple candidates within a short period of time. A personal introduction ensures that landlords immediately get a clear picture of the person behind the application, which can make a significant difference in the selection process.

We will review your profile and offer advice where necessary to further strengthen your presentation to landlords.

2. You search for properties yourself

You keep track of the current housing market yourself through platforms such as Pararius, Funda, and other rental websites. This method keeps costs low and ensures that you remain in control of which properties match your preferences.

3. You pass interesting properties on to us

Once you have found a suitable property, you forward the listing to us. We will assess the possibilities and contact the listing agent on your behalf.

4. We schedule the viewing for you

In the current market, it is often difficult for private house hunters to stand out among the high volume of inquiries. Thanks to our experience, professional representation, and extensive network within the regional rental market, we can often act faster and establish direct contact with the listing agent. This significantly increases the chances of your application being included in the process.

5. You view the property yourself

You conduct the viewing independently. This allows you to maintain maximum flexibility while keeping the costs of our services attractive.

6. We prepare your offer and represent your interests

Are you enthusiastic about the property? Then we will draft a professional rental proposal on your behalf. Along with the proposal, we present your complete tenant profile, including your personal introduction and relevant documentation.

An application submitted through a professional real estate agent is generally presented in a more complete and professional manner. Furthermore, we know many rental agents personally, which often makes communication more efficient. We safeguard your interests throughout the entire negotiation and acceptance process.

7. Rental contract review and guidance

If your proposal is accepted, we will carefully review:

  • The lease agreement;

  • Any additional terms and conditions;

  • Service charges;

  • Notice periods;

  • Special provisions and obligations.

This ensures you know exactly what you are signing and prevents unpleasant surprises down the road.

Optional guidance during check-in and key handover

Would you like extra peace of mind when moving into your new home? We can be present during the check-in and key handover. Together with you, we will verify:

  • The general condition of the property;

  • Any visible defects;

  • The inventory and handover status;

  • Meter readings;

  • The inspection report;

  • Relevant documentation.

This allows us to carefully record the actual state of the property at the start of the rental period.
